The search for rentals in the city of Bogotá is a constant for those looking for better places, at better prices and with a good location. In order to make interested parties aware of the cheapest rental prices in the town of Bosa, the local youtuber 'El Cristian González' set about the task of touring some neighborhoods of the town to find the places for rent that were most pocket-friendly to the inhabitants.

The search began in an area known as Bosa Laureles where they found an apartment for rent in a house, which was small, but they pointed out that “it is very nice”. The property had two spacious bedrooms, a bathroom and a small kitchen in which they pointed out that it was not possible to have a stove or fridge; the rent (with services included) was set at 400,000 pesos.

Then they found another apartment in the Bosa La Libertad neighborhood, which they pointed out that it was much larger than the first, they detailed that in this one the kitchen did have space for the stove and fridge; however, this one had smaller rooms because there were three. The lease of this apartment was set at $600,000 and they ask for $200,000 deposit, in addition, the payment of utilities is shared with the other inhabitants of the house, per head, except for electricity.

On a second day of recording, the capital influencer decided to go looking for rooms, which would be the cheapest rentals in the town. He pointed out that the disadvantage of these places is the loss of privacy, since in the rooms he found you have to share the bathroom, kitchen and patio to wash clothes; however, in some there was no possibility of cooking.

Room prices ranged from 310 to 350 thousand pesos. This is the video in which the bogotano toured several neighborhoods of the town located south of Bogotá:

Living for rent is one of the most popular options among Colombians, especially for young people in the country who are looking for comfortable and stable homes. Currently, according to the metrosquared portal, in Colombia 34% of homes nationwide are rented, this represents an increase of 13% compared to the rest of Latin American countries

It should be recalled that earlier this year, according to estimates by the Banco de la República and the recent report of the National Administrative Department of Statistics (Dane), the increase in housing rents could be up to 5.6 per cent. The increase, in general, would exceed $70,000 and would have to be analysed on a case-by-case basis. For example, a household that pays $1,500,000 for rent and is subject to the annual increase, has to add 5.6% and that would result in $1,584,000, meaning that the increase would be $84,000 pesos.

It should be recalled that, according to Law 820 of 2003, under which the Colombian Government governs the rental of housing in the country, the increase in rental fees can only be made when the lease has been signed 12 months after the signing of the lease agreement or 12 months after the last increase. This means that if your contract started in November 2021, the increase can only be made until November of this year.

In general, something that must be followed in all cases is that the defined value for the lease cannot exceed 1% of the commercial value of the property or the part that was leased.

In addition, according to the Ahorrometer tool, with which the inhabitants of the city can search for the cheapest rental properties, it was established that these are in neighborhoods of the towns of Bosa and Usme, where prices are below $700,000 depending on stratum and space. While the most expensive are in Chapinero, Usaquén and Suba, with prices between $2.2 and $2.6 million.
