Inclusive Housing: how to obtain an apartment of up to one million pesos in the CDMX Center

The program aims to reverse and correct the effects of gentrification, rising land prices and violations of urban norms

With the aim of making housing sustainable and accessible to the population, the Government of Mexico City (CDMX) presented a program that will sell properties worth 1,400,000 pesos or less.

During a press conference this Wednesday, the Chief of Government Claudia Sheinbaum Pardo announced the New Instruments to Accelerate Construction and Housing together with real estate developers, seeking the transformation of offices into housing, as well as the construction of apartments, in order to give it a better utilization.

In doing so, the Inclusive Housing program aims to reverse and correct the effects of gentrification, increased land prices and violations of urban norms. It also seeks to improve the location of families to access their work and public services, as well as save on household expenses.

According to the authorities, the areas and corridors have, in their immediate surroundings, urban equipment, hydraulic feasibility and mass public transport services.

Requirements to buy a home

-Be a natural person over 18 years old.

-Living in Mexico City

People interested in initiating the procedure digitally must do so through the “Digital Window” through the Government platform in Mexico City called “key CDMX” or in person at the One-Stop Shop of the Ministry of Urban Development and Housing (SEDUVI).

The process has three phases:

1. Obtaining evidence and application of interested persons

- Name of the person concerned and number of people who will live in the house

- Current address of the person concerned

- Email or contact phone numbers

- Reasons for applying to the CDMX program

- Current situation in the place where you live

-Income destined for the home

- Form of payment, which may be through a mortgage or cash loan

-Type of inclusive housing in which you are interested

Type of housing:

Type 1- Multipurpose Space/1 to 2 people

Type 2 - One bedroom/1 to 3 people

Type 3a - One bedroom and alcove/2 to 5 people

Type 3 - Two bedrooms/2 to 5 people

Type 4a-Two bedrooms and alcove/3 to 7 people

Type 4 - Three bedrooms/3 to 7 people

2. Review of applications and publication of results

At this stage, all the information you have shared will be verified. In addition, a database will be generated with the registration of all participants. Subsequently, the list of results of the selection process will be published in the Official Gazette of Mexico City.

3. Buying and selling or renting inclusive housing.

In this phase, interviews will be held with the people who applied for housing. A series of documents will be submitted and contracts of sale or lease will be signed.

However, one of the rules established by the CDMX regarding the social program is that the housing that is rented cannot be sublet, in addition, the monthly payments to rent or pay for housing are set by the CDMX government and updated annually, according to inflation.
