In Barranquilla, one house is sold by the hour and historical figures were reached in 2021

According to a recent report, 9,784 homes were sold in the Atlantic capital last year

The Mayor's Office of Barranquilla released the results of the Barranquilla Real Estate Market Report, carried out by the Secretariat of Planning, according to which by 2021 9,784 housing units were sold, distributed in 147 projects.

“In this way, and according to Camacol's data, it is estimated that 1,13 are sold every hour in the Atlantic capital,” said the District Administration.

The information also detailed that applications for construction licenses have increased in the city and that the main use of buildings corresponds to housing with 85% of total approvals, followed by the allocation of licenses to build warehouses and trade, with 9% and 3.8% respectively.

“The Real Estate Market Report shows the trend of the housing credit portfolio, where loans for the purchase of housing in Barranquilla continue to grow, showing a peak in June-July 2021. With a cut in September 2021, according to reports from the Superfinanciera, it was found that the housing portfolio totaled $3.9 billion, thus disbursing 3,958 housing loans in the Atlantic,” the mayor's report specified.

He also noted that during the last two years 1,839 VIP-type homes were sold, 9 out of 10 were launches that correspond to the partial plan in the urbanized area Caribe Verde, located near Circunvalar Avenue. In total, for this period, 3,696 homes of priority interest were sold in the metropolitan area of Barranquilla, where the Atlantic capital owns 50% of the market, followed by Soledad with 36%.

For its part, sales of VIS increased to 4,880 during 2021, being the highest in the last three years. About 62% of these sales correspond to projects developed during 2020 and 2021.

It should be said that many of these homes have been purchased through the Mi Casa Ya program. A housing subsidy granted by the national government to facilitate the purchase of new housing for families whose income does not exceed 4 minimum wages ($4,000,000).

Another benefit granted is coverage at the interest rate, which is a percentage of this and is assumed by the Government, this is represented in a lower monthly installment of mortgage credit and will be reflected during the first seven years if the conditions of stay are met.

Learn how homes are classified according to the program:

-VIP homes. (Housing of Priority Interest). Designed for households that do not have housing and have an income of between 1 million and 2 million pesos. The approximate value of this type of housing is 90 SMMLV $90′000,000, and the subsidy could reach up to 30 million, equivalent to 30 SMMLV.

-Housing VIS. (Housing of Social Interest). Its approximate value is between 90 SMMLV $90′000,000 and 150 SMMLV $150,000,000. It applies to households with income of 2 SMMLV $2,000,000 up to 4 SMMLV $4,000,000 and the value of the subsidy will be 20 SMMLV $20,000,000.

-Housing NO VIS. They have a value of approximately 150 SMMLV $150,000,000 up to 500 SMMLV $500,000,000 and the subsidy will be at the rate of a maximum of $500,000 for 7 years.
