Investment firm closes majority stake in macro-housing project in Bogotá

Yellowstone is a pioneering sustainable real estate investment firm in the region with $500 million in capital, under management in three private equity funds in Colombia and the United States. The firm invests in the development and operation of mixed-use projects and large-scale residential projects for the working and middle class in Colombia.

With the help of institutional and strategic co-investors, he announced the closure of a majority stake in the large-scale sustainable housing project, Hacienda el Otoño, in Lagos de Torca City. The plan, Hacienda el Otoño, will be the first project to start works of the 34 that make up Torca Lakes.

Under the concept of city within city, is the sustainable residential development Hacienda el Otoño. The Project is developed by the Amarilo Group and belongs to Lagos de Torca, an initiative of the Mayor's Office to develop the Bogotá of the future in the north, integrating infrastructure, housing, green spaces and cultural areas. Hacienda el Otoño is made up of 9 individual housing projects and will have a total supply of more than 4,000 residential units.

Meanwhile, the Lagos de Torca macro-project, which covers 1,803 hectares of gross area and seeks to develop 135,000 homes to accommodate around 500,000 inhabitants, will initially allocate a total of 19.45 hectares for the project, located north of Bogotá, where 4,200 housing units will be developed. Of the total, more than 50% have already been sold at a faster rate than expected.

There is a social inclusion component, reflected in a mixture of housing regulated by social interest housing decree (VIS) and priority (VIP) and non-VIS of minimum 40% and maximum 60%, respectively.

For his part, Juan Carlos Moreno, chief investment officer (CIO) of the firm said that the decision to be the first institutional investor to participate in this macro-project, reaffirms his “commitment to building a country and helping more and more Colombian families to fulfill the dream of owning their own homes in sustainable communities of the future.”

Hacienda El Otoño will be a mega-project of multi-use housing, and will incorporate the best environmental practices of urban infrastructure. Its strategic location makes it an attractive project for new families and people interested in having a space with the comforts of a planned urbanism close to Bogotá.

Among the projects of the Hacienda El Otoño that are being carried out in this sector of the Colombian capital, are: El Cerezo, Girasol, Orquídea and Lirio.

In 2009, this investment group as part of the Amarilo Group, the founders successfully managed the Group's first institutional capital portfolio exceeding expectations. In 2016, Yellowstone launched Fund I with an investment strategy focused on capitalizing on strategic opportunities in long-term income generating mixed-use assets. In 2019, it successfully launched Fund II, replicating the proven successful strategy for investment in large-scale sustainable housing development projects under the concept of “cities within cities”, and complemented by investment in mixed-use income-generating assets to maximize expected return and mitigate risk.
